5 Signs It's Time to Replace Your Water Heater

Updated: Oct 26, 2020

How do you know when its time to replace the water heater? A water heater that receives regular maintenance and prompt repairs when necessary can last for many years. You’ve probably already had the same water heater working for you since you moved into your current home.

All good things must come to an end, and you will need to replace the water heater at some point in the future when it no longer can do the job it’s supposed to. At first, you’ll think of arranging to have the water heater repaired, but there are signs to watch for that will help you identify when to replace the hot water heater in your home.

When To Replace The Water Heater in Your Home

None of these signs is a definite indication of when to replace the water heater.  Always consult with a professional plumber before you make a choice. The plumber can tell you if repairs might still be worth it.

The System Age

How long do water heaters last in a standard home? Most systems can last from 15 to 20 years. If a water heater is older than 20 years, it’s usually better to put in a new system, even if the current water heater is working adequately. A decline due to age is going to start soon, and it’s best to get ahead of it with a new water heater.

1. Corrosion

You shouldn’t see corrosion on your water heater until it’s extremely old. If it does appear, it usually can’t be repaired and you will usually be required to replace your water heater.

2. Reddish Discoloration in the Water

If you turn on taps and see a reddish tint to the hot water, it means the inside of the tank is rusting out.

3. Rising Heating Bills

Hot water accounts for most of the heating energy used in your home. If the hot water heater starts to work inefficiently because it’s declining because of age, then it’s a good idea to have it checked by a professional to see if the more cost-effective path is to replace it.

4. Loss of Hot Water Volume

Another sign that is a clear indicator of when to replace your water heater is a low volume of warm water. Are people starting to go with lukewarm showers in the morning when this wasn’t a problem before? These are warnings of a water heater that’s in decline and should be swapped out for a new one.

5. Too Many Repairs

If you’re getting into the habit of calling for repairs for the water heater more than twice a year, that’s too often. Instead of spending money to make your water heater last longer, arrange for a new installation.
